Thoughts on the Wheat Quarter Consultation

30 Nov 24

We were pleased to see during the recent Wheat Quarter consultation, that the new developer has already responded to some of the important concerns we raised in previous discussions.

These included:

  • The introduction of a sizeable number of houses. This replaces the large number of towering blocks of flats that were forming a formidable barrier onto Broadwater Road.
  • Practical plans for the preservation of the silos, focused on providing a site hyb made of commercial and entertainment features
  • Flats that will provide necessary care housing provision
  • Improved access to the station, surrounding roads and town centre

At this early stage of the consultation process, we have some important questions:

  • Is the amount of green space shown on the overall plan going to provide sufficient areas to encourage play and communal meeting activity onsite
  • Does the housing design complement the towns’ heritage style> How is this portrayed in balancing high quality modern design? How will the heritage of the stite be communicated to visitors, tenants and owners?
  • Will the sightlines of the silos from key vantage points be preserved e.g from the train station? Can the massing of the flats/aparthotel be adjusted to accommodate?
  • Is there enough provision of parking and ease of vehicle access to meet the needs of sizeable residents and visitor numbers?
  • How can we be assured that sufficient contributions are made to boosting essential services and meeting energy demands?
  • What facilities will be provided to contribute to creating a sense of place and community? How will the local community have a sense of ownership, in line with Garden City principles?
  • How can the site maximise social and affordable housing?

We look forward to seeing the more detailed application plans, which will show that the developers have listened to the public and our questions answered.
